Can I use my holiday home as a permanent home?

Conditions of the planning permission mean that your lodge is a holiday home and not a permanent residence. However the lodge has planning consent for holiday use all year round, with a maximum stay by one person of 12 weeks in any 16.

What is the normal lifespan of a lodge built by Norwegian Log Buildings?

Your lodge will last indefinitely if kept in a good state of repair. There are log buildings in Norway which are more than 1,000 years old.

What maintenance is required?

We recommend a service agreement with Norwegian Log which provides annual checks, adjustments, maintenance of doors and windows, exterior cleaning etc and informs you of any problems. You will also be informed when re-coating the exterior will be required, (normally every 3 years but can be more frequent in exposed areas). By entering into this agreement with Norwegian Log, the warranty is extended to 25 years. The cost of the agreement is likely to be less than £500 per annum, and apart from peace of mind that the lodge is being looked after, the written service record and the 25 year guarantee will maximise the re-sale value of your lodge, protecting your investment.

Are there any park rules?

Yes. Felindre is a quiet peaceful location in an area of outstanding natural beauty, in the heart of the Pembrokeshire Coast National Park. The area is valued by locals and visitors alike for its quieter lifestyle and natural beauty, so in order to safeguard these qualities we have drawn up a set of rules to outline the responsibilities of all the lodge owners. We are sure that you will be happy with the rules.

Will I have to pay local authority rates?

Water and sewerage charges will be payable directly by the lodge owner to Dwr Cymru (Welsh Water) depending on usage. Council Tax is also payable. (Rural Rate relief may be available)

Will I have to pay Stamp Duty?

Stamp Duty is not normally payable on this type of holiday home. (Purchasers are advised to consult their lawyers for full details.)

What other charges are there?

Electricity is metered and payable direct to the supplier according to usage. There is an annual service charge covering the cost of maintaining all the landscaped grounds, including grass, trees, shrubs, ornamental beds, hedgerows, maintenance of roads, parking areas, paths and site infrastructure. This was £1,250 last year, but cost reductions mean that for 2008 it is now £950. You will be required to insure your lodge. We can help arrange this if you require.

Can I sublet my lodge?

Yes you are allowed to sublet if you wish. However, all lettings are subject to the Park rules to protect the other owners’ environment.

Is the lodge leasehold?

You will buy the lodge from Felindre Lodges Limited and will be given a 150 year lease. However Felindre Lodges Limited will agree to transfer the freehold of the lodge grounds to Felindre Lodges Management Co Ltd. Each lodge owner will have a share in this company so that lodge owners collectively will own the freehold. We think this enables you to buy a lodge with more confidence.

Will the value of my lodge increase?

All we can say is that generally holiday property mirrors residential property prices. The lodges and the park at Felindre are both of the highest quality and such properties near the Pembrokeshire Coast and within the Pembrokeshire National Park are extremely rare and sought after. By ensuring that the grounds and lodges are kept in premium condition the lodges will continue to be an attractive investment.

How can I finance this?

Because the lodge is a holiday home, not a permanent residence the normal sources of mortgages are not keen. If you are not a cash buyer, you may consider re-mortgaging your home, or we can supply you with details of ‘Savills Private Finance’ a company which can arrange a loan specifically designed for purchasing a holiday home.
